How we work - Our process

Our team of Architects are highly skilled and professionally trained to turn your aspirations into reality. We will guide you through the design, planning and construction process whether you are constructing a new building or adapting an existing property.

Here is what you can expect:

 

Consultation (RIBA 00): This is your opportunity to tell us about your project, ideas and aspirations. We will use this time to review your property and highlight any immediate concerns or show stoppers. We are flexible in our approach and are happy to consult in person, at your property, or remotely.


 

Briefing (RIBA 01): This is the most important part of the project and where we can add the most value to you. We will work with you to define a brief that suits your needs, outlining must haves and nice to haves and what may or may not fit within your budget.

If required we can undertake some preliminary appraisals to assess the options and feasibility of the project.


 

Concept Design (RIBA 02): Using the project brief we will develop outline proposals. We can present a number of initial concepts through sketches and 3D visuals to help you visualise and for you to choose from.

We will also liaise with third parties such as structural engineers and local planners.


 

Developed Design (RIBA 03): By this point we will have the concept agreed. It is now when we transform your ideas into something that can be built. We use our expertise to coordinate the work of other consultants into the designs to ensure the project is build-able.

It is usually at the end of this stage that we recommend planning approval is sought if required.


 

Technical Design (RIBA 04): Here we prepare the technical drawings and specification documents that will be used to price the tender and construct the building. We also liaise with building control to make sure your design is safe and compliant with current regulations.

We can assist in inviting and appraising tenders from builders to give you peace of mind.


 

Construction (RIBA 05): Throughout the construction process we will;

  • carry out inspections

  • deal with queries

  • advise on additional work required

  • monitor progress on site


 

Completion (RIBA 06): Our full service ensures we will be available after handover and during any defects period.


So how much will it cost?

All our fee proposals are bespoke and tailored to suit the scale, complexity and timeframes of each project. We do this to ensure we have the right resources to deliver the best service possible.

But, as a rough guide, for a typical project, our fees usually range from 5-10% of the construction cost. That’s how much it costs to build the project (including fixtures and fittings), not your total budget.
